           If you are planning to buy a residential house then be aware!

          Because developer can make you fool by showing you a very charming sample house.

          Most of the developers construct sample flats to show the house buyer that how their house will look after completing the construction works. House buyers always look keen to see the sample flat. 

          Sample flat is just a rosy picture which is shown by the developers. Sample flat is the way through which developer trap customers. There are many things which you found in sample flat but not in the flat which you are going to occupy.

           So If you are looking to purchase a house then this blog may help you a lot.

           Just two days back i met a flat owner Mr. Ravikant at Baner Pune who owned a flat at Baner Pune. Mr. Ravikant shared his experience of purchasing house. He shared with me many things which he find in sample flat but did not find in the flat which he occupied or he got the possession.  

          "When I started hunting house i had gone through the most of the residential projects site office of all projects and found one common thing that all developers made their sales office and sample flats very attractive. I think this is the first stage of trapping house buyers." He said. 

          “Developers design sample flat in such a way that if you enter in the sample flat you feel that it looks more spacious. The reason behind of it is the height of the wall of sample flat. The actual height of the wall is always lower than sample flat.” He said.

          “ I found the quality of paint was different from what I had seen in sample flat. Even the quality of tiles was also different and there are many small things which you find in sample flat but  not in actual flat.” He said.

          “So you mean in under construction projects we do not get what the developers are showing us” I asked.

           “I can’t  say that every developer do the same thing but my personal experience is not as good with most of the developers. It can be also one of the reasons that many house buyers prefer ready possession flat or resale flats even I myself would suggest to go for ready possession or resale flats.” He said.
