Megapolis township Hinjewadi Project, Should you buy or Avoid it.

Megapolis a well known township of Hinjewadi located at phase III.


A township where majority of house owners are investors. Good rental income and proximity from commercial offices makes it attractive property investment.

Now a days people are avoiding to buy a home at Megapolis, Distance from city, hospitals, malls, enough shopping center are not available near to this township. There is a one shopping center, dependency on few shops for daily needs makes it not a suitable place for families.

I met to some of the resident of Megapolis to know the experience of living at Megapolis. I met to Mr. Raman.

"It is very comfortable for us to go to office by walk, Distance between my office and Megapolis is less than 500 meters, so i chose Megapolis. I am a bachelors I stay here on sharing basis and most of the  people are staying on rental basis at Megapolis" Raman Said

I also met one person who hold one unit at Sparklet Megapolis. I also asked some question to know his experience of Megapolis.

"I purchased one two bedroom apartment for investment purpose. I am getting good rental income, but now I decided to sale it.Now I came to know we need to get NOC from MIDC and also from Megapolis, It's a hassle process. Many buyers are not comfortable with this process and Megapolis management also does not allow the property consultant to sale my flat. Because of this I am not getting good resale value and also buyer." Mr Vishwas said. (Flat owner at Megapolis)

Earlier Wakad  was known as a village but after taking this area under PCMC it is developing like anything. Wakad is one of the fastest growing area.
 PCMC has developed roads, flyover, water supply, street light. It is a suitable place for working people in Hinjewadi. Dutta Mandir lane,Kaspate vasti,bhumkar chowk, Dangi chowk,kalewadi phata are some of the well known name of location  which are located in Wakad.

Wakad has changed in last five years because of PCMC's fast decision taking ability. PCMC is way ahead from PMC in implementing development projects. 

Wakad is the most preferred area for property buyers who works in Hinjewadi IT park. I met to many property buyers who were searching their dream home in Wakad. Just two days back i met to Mr. Vishwas who works with Wipro IT company in Hinjewadi.

 I asked him " Why did you choose Wakad location for your home ?"

"Wakad is very close to my office which is in Hinjewadi, I am basically  from Mumbai and on every weekend i have to go to Mumbai. So Wakad would be the best location for my home and also it would be more convenient for me to travel to my office and Mumbai. " Mr. Vishwas property buyer replied. 

"Is location very important factor while deciding to purchase a house ?" I asked.

"I can not  say that location is everything for any property buyer. It depends on many things  because for me i don't know for how long i would stay here. I am working with Wipro an IT company and company can change my work location at  any time. So i am buying a house not for only my residence but it would be a good investment too because if i don't stay here i can rent out my home and even there is a enough demand for rental accommodation." He replied.
