A similar scene is seen in Undri,where configurations of 1 and 2-BHK untis are selling like hot cakes.Undri offers maximum properties in the range of Rs 35-40 lakhs. With places like Wanowrie and NIBM coming in higher values, buyers are seriously considering Undri. The presence of a young crowd ensures higher demand for smaller units as these properties fit in their budget.

Even Dhanori is a popular destination among the working population around the eastern belt of Pune. The small housing units are majorly in demand as these are easy to maintain. The property values in Dhanori are comparatively lower than its neighbouring area.

Real estate's top marketer

Executives in the offices of the Lodha Group, Mumbai's premier real estate developer, describe their managing director, Abhishek Lodha, as a 'workaholic'. He works late till 1 or 2 am and then beats them to the office in the morning. Lately, however, they are missing his constant presence in the office in Mumbai's Mahalaxmi area. Lodha has been travelling to London frequently these days after the group bought properties worth Rs 3,900 crore in the British capital.

The acquisitions in Britain have taken everyone by surprise, but Lodha is confident about the new foray. The group seems to have a serious plan for the London realty market, which sells 200,000 apartments a year and is growing at the rate of 6 per cent annually. The 34-year-old MD has already opened a 1,000-sq ft office at Chester Square in London and hired Tyler Goodwin, former JP Morgan Global Assets Management managing director, as chief executive for the UK business. Insiders believe that either Lodha or his younger brother, Abhinandan, who is deputy managing director of the group, will relocate to London to look after affairs there.

Many questioned the wisdom of expanding in London. Lodha's riposte to naysayers soon after buying the Rs 3,000 crore MacDonald House late last year was confident: "When we bought the DLF plot, everyone wondered how we would manage it. State's new real estate law set to be a game changer.

Presidential nod to the Maharashtra Housing (Regulation and Development) Act 2012 has paved the way for Maharashtra to become the country’s first state to come up with a real estate regulator in the housing sector. The notification is likely to be issued soon, following which rules and regulations would be formulated.
This is the second Act to serve the interests of the flat buyers in 50 years in the state of Maharashtra. Before this, the Maharas-htra Ownership of Flat Act was introduced in the state in 1963 and since then there was a complete vacuum with regard to safeguarding common buyers from builders.
“We are committed to bringing this Act as soon as possible and if everything goes according to the plan, the law would be enacted by May this year,” said Sachin Ahir, minister of state for housing.
According to Mr Ahir, the Act makes it mandatory for every developer to disclose their property title, layout plan and completion plans to buyers at the time of booking. The most important provision is that the project details would be registered with the regulatory authority and the same would be uploaded on its website, so that buyer would be confident about the authenticity about the project and its offers.
As per the provisions made in the Act, developers won’t function like a fly-by night operator and they would be held responsible for repairing major defects in the buildings during the first five years after handing over possession to the society. Even builders may have to refund buyers for delayed projects. The regulator has been given ample scope of power and would work as par with powers of a civil court and can impose fines of up to `1 crore and prison terms up to three years. Finally Ivy Estate Kolte-Patil Wagholi start giving Possession of Flats

Kolte-Patil Developers have started giving possession of flats in Apartments in Ivy Botanica & Umang Premiere .

Kolte-Patil Developers have sent possession notification to the flat owners in Ivy Estate Wagholi. The process of possession of flats have started from 1st week of February 2014.

Total near by 970 flats will be handed over to the buyers. Kolte-Patil will take couple of months to complete the process of handing over of all flats. Possession will be given on first come first serve basis provided that all the payments are done.

Kolte-Patil has got the Completion Certificate. I came to know that it is a partly Completion Certificate . I put this question in front of the developer. Sales Person replied “We have received Completion Certificate for Ivy Apartment phase one  and we are planning to for 2nd phase of Ivy Apartments after that we can get the Full Completion.”

To avail income tax benefit/exemption under section 24B property buyer can submit official Possession letter along with attached Completion Certificate during the financial year. To obtain the Official Possession letter the customer need to make the complete payments as per the final demand letter and the Official Possession letter can be released within ten working days.

Hiranandani real estate heiress fights dad, brother for share of Rs. 3,000 cr fortune

At stake is property worth at least Rs. 3,000 crore (according to some estimates, it could be as high as Rs. 9000 crore). And fighting over it is Niranjan Hiranandani, the real estate tycoon who created the eponymous enclave in Mumbai’s Powai area on the one hand, and his daughter Priya Vandrevala, a self-confessed rebel.The latest salvo was fired by Hiranandani and his son Darshan, who, last month, moved the Bombay High Court to restrain Priya’s company, Hiranandani Living, from using the family name. They even claimed `50 crore as damages for alleged trademark infringement.

You can apply for a Mhada home in Mumbai from April 15

People wanting to buy Maharashtra Housing and Area Development Authority (Mhada) homes can fill in applications from April 15. A formal announcement about this year's lottery draw will be made in newspapers on March 1. A total of 2,635 houses will be put up for sale by the state housing authority through this lottery draw.

Maharashtra to get nation’s first real estate regulator

In 2009, Avadhesh Agarwal, 35, paid Rs. 2.8 lakh as instalment towards a flat in a project coming up near suburban Kalyan. Three years later, the project was grounded because the developer could not get clearances.
“I got the money back, but could not invest elsewhere. By then, real estate prices there had doubled,” Mr. Agarwal, who works for a private firm, says.
In a city where real estate prices are among the highest in the world, many like him are hoping the country’s first real estate regulator will control the powerful builders’ lobby. Maharashtra will be the first State to appoint one as the Maharashtra Housing (Regulation and Development) Act, 2012, received Presidential assent this week.
The Act makes it mandatory for developers to disclose property title and layout and completion plans to buyers. The project details have to be registered with the regulatory authority and will be displayed on its website.
Refund for delay

Developers will be responsible for fixing major defects that crop up in the building during the first five years and may have to refund buyers for delayed projects. Indians most active buyers of Dubai property

Dubai: Indians have topped the list of Dubai's most active real estate buyers as they view the city in the same league as London, according to a survey.

The relative geographic proximity to India and the large non-resident Indian population in the region are two further critical drivers for those looking to park their Rupees in Dubai's real estate market, according to real estate consultancy Cluttons.

'Infra investment down from FY11; govt taking steps to boost it'

New Delhi: Government has taken various steps such as formation of CCI and introduction of tax-free bonds to boost investment in infrastructure projects that has declined since 2010-11, Parliament was informed Wednesday.

The investment was at Rs 5.76 lakh crore in 2012-13 (provisional) and Rs 5.60 lakh crore in 2011-12, down from Rs 6.45 lakh crore in 2010-11, Minister of State, Parliamentary Affairs and Planning, Rajeev Shukla said in a written reply to the Lok Sabha.

Shukla said a Cabinet Committee on Investment (CCI) was constituted in early 2013 to fast track key projects worth over Rs 1,000 crore. To read more please visit - zeenews.com

BMC puts onus of structural stability on builders, makes approvals more stringent


In a bid to shift the onus of structural stability of a building on developers, Municipal Commissioner Sitaram Kunte has made building proposal approvals more stringent. Builders will now have to ensure that precautionary measures are in place during designing, construction and maintenance of a proposed building.
“Building proposals will be approved if all underground structural members are designed considering the effect of chlorinated water, sulphur water, seepage water… Due care while constructing the same should be taken and a completion certificate shall be insisted on before granting further certificate of commencement (CC) beyond the plinth from the licensed structural engineers,” says a February 4, 2014, circular issued by the office of municipal commissioner.
Civic officials said the “chances of building collapses often increase as the foundation of a structure is not as per the required structural stability measures. Hi-tech survey of airport lands,soon

CBD: The City and Industrial Development Corporation (Cidco) will spend around Rs 60 crore to conduct a topographic survey for the land under Navi Mumbai Airport Influenced Notified Area (Naina) plan and Khopta notified areas. They will use Laser Imaging Detection and Ranging (Lidar) method to mark areas for developing townships within 25-km radius of the proposed airport.
The survey will be undertaken in 270 villages in Pen, Panvel, Uran, Khalapur and Thane talukas, which have been earmarked for the Naina townships and also in six villages near Karnala that come under the Khopta project. The main objective of the two townships is to rehabilitate the project affected persons (PAPs), whose lands are being acquired for the airport. The survey has already started a month ago in 10 villages in Panvel, which need to be developed at the earliest for the basic infrastructure of the airport. Supreme Court nixes private forest tag: Mumbai opened up for development, Godrej is big gainer


MUMBAI: The Supreme Court on Thursday removed the “private forest” tag attached to huge swathes of land across the state by the government and upheld by the Bombay high court, freeing lakhs of acres for development.
In Mumbai, the ruling brings relief to at least five lakh residents and builders linked to hundreds of acres in Thane, Mulund, Bhandup, Nahur, Mahul, Borivli, Kandivli, Virar, Badlapur and Ambernath, who will also get back crores paid as fine to the state. The biggest gainer is Godrej, which can now build on 133 acres in Vikhroli.
Striking down the 2008 HC order, the apex court also quashed all notices issued by the state under the Indian Forest Act of 1927 decades ago. It affects owners of almost 6.4 lakh acres in the state.
It criticized the state for “leading citizens up a garden path for several decades” and for its “active consent in permitting construction through the years” and said now, residents alone cannot be asked to bear the brunt. The state cannot be allowed to demolish the “massive constructions made on it (the land) over the last half century”, the court added. To read more please visit - indianrealestatenews.com
