4,000 sq ft land in Warje freed of encroachments

PUNE: The Pune Municipal Corporation (PMC) on Saturday demolished illegal constructions spread over 4,000 sq ft in Warje.

Civic officials said these included residential and commercial establishments. The premises in the side and front margins were occupied without permission from the civic administration.

In February, the civic administration had acted against encroachments in Ambegaon, Bavdhan and Yerawada. Illegal constructions over 1,432 sq ft, 9,000 sq ft and 4,632 sq ft, receptively were demolished in the drive.

he civic body has acted against over 3,300 illegal constructions in the last year. As part of the drive, illegal sheds and houses built in concrete on an area of 22 lakh sq ft in slum pockets of Shivajinagar, Kasba Peth, Wadgaonsheri, Ambegaon, Katraj, NIBM Road and Pashan were demolished. The civic administration had taken action against multi-storied apartments and against illegal roller-compacted concrete (RCC) constructions and offices of political parties. With places like Wanowrie and NIBM coming in higher values, buyers are seriously considering Undri. The presence of a young crowd ensures higher demand for smaller units as these properties fit in their budget.

Even Dhanori is a popular destination among the working population around the eastern belt of Pune. The small housing units are majorly in demand as these are easy to maintain. The property values in Dhanori are comparatively lower than its neighbouring area.

Pune sees highest office space addition in Q4 2013


Close to 7.3 million sq.ft. of office space supply entered the market in Q4 2013, as compared to less than 3 million sq.ft. in Q3 2013.
Close to 7.3 million sq.ft. of office space supply entered the market in Q4 2013, as compared to less than 3 million sq.ft. in Q3 2013. This was led largely by a number of commercial and SEZ developments that had been delayed over the previous two quarters, and were finally completed in Q4 2013. Pune led these project completions, followed by Bangalore and Hyderabad—together contributing to about 71% of the total new supply in India’s top office markets in the last quarter of 2013.
The fourth quarter of 2013 accounted for around 7.3 million sq. ft. of new office space addition across India’s major cities, with this supply distribution lead by Pune (30%), Bangalore (26%), and Hyderabad (15%). During the fourth quarter, prime office space supply in Pune grew significantly q-o-q—registering above 2.0 million sq. ft. of fresh space, as compared to less than 50,000 sq. ft. of supply addition in Q3 2013.  To read more please visit - indiarealtynews.com

Bangalore to see 2nd highest office demand in Asia during 2014

IT hub Bangalore is expected to witness the second highest demand for office space in the Asia Pacific region during 2014 in a list topped by Tokyo, according to property consultant Cushman and Wakefield (C&W).

"Bangalore is expected to see the second highest absorption in the APAC region and the highest demand in the country owing to expansion of the IT, ITeS and multi-national companies," C&W said in a statement.

Pune's first international residential project in Kalyani Nagar.


Pune’s  real  estate market will get an international touch from Trump Organization tying up with developer Panchshil  for their first project in India.

Trump’s entry into the Indian market was announced by Trump, chairman and president of Trump Organization on his micro-blogging site Twitter that said, “Trump Organization’s first project in India, Trump towers Pune, will epitomize inspired living and timeless elegance.”

Trump is keen to launch a project in India and was looking for a right partner. We finalized on building a project in India,Trump Towers Pune, will epitomize inspired living and timeless elegance.”

The project is in Kalyaninagar will be launched for the buyers nearby October 2013.

Trump-branded residences, he says, are famous for their opulence and luxury and have dominated skylines across the world and with Trump Tower Pune launching in the city, the legacy is now incorporating itself into the fabric of urban India.

Chordia said the Trump Towers Pune will be a blend of modern architecture, cultural richness and an elite comfort,23 storeys each with 46 luxurious and meticulously planned 6100 sqft approximately.
The interiors of the project will be designed by the well known interior designer Matteo Nunziati .

Real Estate Bill Impact on property rates in India.


Will this bill change the Real Estate industry in India ? or there will be any impact on property buyers ?
Overall ,what is in store for stakeholders once the Bill takes effect ?
Indian government should ensure that the sprit of Bill is maintained and the regulator should think about the benefits of the property buyers and it does not become another department giving space for increased corruptions.
In some cities of India it is found that some developers launched projects with out all the necessary approvals.  Even some of the small developers launch their projects they collect the money from the property buyers and then they buy the land. 
I met to some property buyers they told me that at the time of booking developers shows rosy pictures in advertisement but when the project get completed the actual picture is something else. It will increase the transparency and also confidence of the buyers.
In India We have regulating body for banks, insurance, telecom, equity market but for real estate there is no regulation for real estate. Soon our parliament going to pass the Real Estate (Regulation and Development) Bill 2013.
Will this bill change the Real Estate industry in India ? or there will be any impact on property buyers ?
Overall ,what is in store for stakeholders once the Bill takes effect ?
Buyers have many reasons to cheer the real estate regulatory Bill as it includes many key provisions that are beneficial to them.The time frame for implementation of the Bill is envisaged beyond 2013 and impact of the Bill will be seen  later 2013.
After this Bill the cost for developers will increase. so can we say that that it will make any impact on property rates.
After this Bill takes place we may see a slowdown in launches of new projects, because the getting all the permissions in place is a long process. Listed real estate developers may face some concerns after the Bill is enforced.There can be also an upward pressure on prices as the builders has to wait to launch their projects with all the due approvals. However over the medium to long term, builders may see improvement in funding.
As the real estate sector is viewed as less risky, they may be able to access lower cost funding for their cash flow needs, boosting profitability. Over the next two to three decades, a cleaner and transparent real estate market, akin to the stock market, could be expected, Pointing to the complaints addressing mechanism, he was optimistic that similar to companies stating the number of pending shareholder issues, project brochures of property developers in the future may need to list outstanding complaints.
There is concern among small developers that the increased disclosure requirements may add to their costs.This Bill does not address concerns faced by property developers in obtaining permits and approvals.
. “The Government needs to ensure that the spirit of the Bill is maintained and the regulator does not become just another department giving room for increased corruption and delays,” Pai added.
Small and medium developers may face higher costs due to the vastly increased disclosures mandated by the Bill. This could also help bring in more credibility, and help attract investments from domestic and international funds.
PE investments in real estate have been decreasing in number and value this year, that offers PE funds in real estate, said this regulation would weed out short-term focused developers who entered the market for quick profit.
“The Bill may increase cost for developers but will mitigate a lot of risk in investment as there is higher transparency with the developer taking up ownership for disclosures. The uniformity of regulation and specifications across the country are positives for PE investors” said Mahipal Deora managing director BlueGate Properties.
There are, however, some concerns about property prices increasing as a result of the provisions.
Developers indicated that if the Bill increases the costs for them, it will likely be passed on to the buyer, but the timely delivery of projects may offset this cost increase.
The Bill imposes strict guidelines on advertisement and prospectus from builders and also has provisions for claiming compensation for loss caused by misleading statements.
This, along with selling based on carpet area, should deter misleading advertising and lofty promises. Buyers have had limited bargaining power and no easy recourse when the builder reneges on promises.
The provision in the Bill to set up an appellate panel to take up disputes between buyers and builders will help in the speedy resolution of issues such as delays, change in specifications, and so on that are typically faced by buyers.

Earlier It was assumed Pune’s biggest advantage was the climate,culture  and connectivity from Mumbai city. Now a days pune is changing its identity It has become a destination of investment  in real estate. Pune is growing from all the corner. This place enjoys the connectivity from Airport and other important area of Pune like Kalyani Nagar, Koregaon Park. Viman Nagar is an idyllic place for residential projects. This area is a mix of residential and commercial place.


Baner is the place which enjoys connectivity from Pune city ,Mumbai Pune High way and also Hinjewadi IT Park. Infrastructure is good, roads are wider, Hotels, restaurant,  IT companies food bazaar,de-mart  etc. attract to peole to invest in real estate in these area. We are bachelors not Criminals...

Yesterday I met to a person he works with a reputed IT company Infosys.He asked me that he need a 1 bhk flat for rent. I asked him that will he stay with his family or with friend. He replied that with his friend. I told him that he would have very less option for flat may be you will not get a flat in society or good apartment you can get a flat either in a building which comes under a builder or society is still not formed. He put some option in front of me.
 He told me that he need flat for rent in the following project(society) Sukasa,madhupuspa,Mountvert Tropez,Windward,Aishwayam Green etc. I told him you need to marry and then you can stay with your wife or you need to ask to your parents to stay with you none of these societies(Project) allow bachelors to stay. He said “We are bachelors not criminals”.I told him that I can understand your pain because I am also an bachelor.
I found that almost 70% to 80%  societies does not allow bachelors in the society in Wakad or nearby area. Because of this it has become difficult to find a flat on rent for bachelors. Even there are many projects which does not form society still they don’t allow bachelors.
Somewhere I feel that bachelors are responsible for the action of society takes against bachelors.

Review of Property Market of Pune in 2012

 Pune real estate market performed exceedingly well in 2012. Property prices appreciated between 10-12%% in most areas, which is more than most other cities displayed this year.

There were some setbacks. One of these was the issue of VAT (Value Added Tax), which the Government made mandatory for all properties bought between June 2006 and March 2010. Over 1.5 lakh flat owners in the city were affected, and there was a visible cooling of relations between them and the builders. Another dampener was the fact that the RBI did not reduce home loan rates - a move which was expected and much required.

On the up side, the Government of Maharashtra removed the NOC system. This system required residential buyers to obtain a no-objection certificate from the project`s developer before registering a sale deed was possible. This was a very unpopular but long-standing system which involved the payment of Rs. 25000 or upward, depending on where the project was located. This cost was usually shared by the buyer and the seller, and the removal of this system has direct cost-saving implications which the market welcomed whole-heartedly.

Another positive factor was the Government`s formal notification to the fact that 28 more villages would be included under the Pune Municipal limits. While such locations are under Gram Panchayat jurisdiction, they tend to be at a disadvantage in terms of reliable water supply, electricity and public transport. The lack of full-fledged support from the Municipal Corporation for these facilities compromised the healthy growth of the real estate market in these areas. The property market in these areas is now going to improve, and there was a definite increase in interest in these areas when this Government notification was issued.

As already mentioned, there were ups and downs in 2012 - but throughout, Pune`s property market proved to be very resilient. Even as sales in neighbouring Mumbai plummeted, those in Pune continued to be healthy. During the festive season, no other city in Maharashtra showed as many new residential sales that Pune did.

The demand from the NRI community was considerable in 2012. This could be gauged by the number of inquiries that came from Indians living abroad which were followed up by local relatives or representatives. During the festive period, many NRIs visited Pune personally to close the deals.

These were all positive factors, but what really pulled Pune`s property sector through was the growing number of investors on the market. In 2012, our analysis of the market showed that only about 40% of all apartments in Pune are currently being bought and used by actual end users - flat owners who are personally using their properties for occupation.

35-40% of the remaining flats are held by investors for renting out to the growing transient working population in and around the city`s IT hubs. The remaining 15-20% of the flats are standing empty. These are either bought by NRIs who intend to move back to Pune in the near future, or are being held by speculators looking for a profitable resale.
