Learning for house buyers from Campa Cola illegal construction Issue


Campa cola compound is almost 30 years old residential society located at Warli Mumbai. Supreme court has given the judgement to demolish illegal 102 flats. All the flat owners has to vacate the home within 24 hours. It is really scary thing. Indian media is highlighting this issue from since last some days. BMC has already given the notice to vacate the flats.

Who is responsible for this issue ?

 Flat owners or builder or goverment authority ?

It can be a debate issue but ultimately the flat owner is loosing his home.

 It is really painful to loose your life time hard earn money or your home.
So I want to make aware all house buyers to check out all documents related to the construction.
Make sure that your developer have taken all the necessary permission for construction.
How many floors are allowed to construct.
Make sure that developer has got the occupation certificate and completion certificate.
Ask the developer to show the land paper.

These all things looks small but are very important.

Looking for home on rent ? Tips to help you



Decide what you are looking for
It requires a good amount of time and effort to select a right apartment, especially when you are new to the city. So first decide what you are looking for.
Is your need work location-based? Or is it based on rent? Are you looking for a particular neighborhood? Do you have a large family? Do you need to be near your children's school? Do you have pets that need to be accommodated too?
For whatever reason you are looking to move to an accommodation, do make a note of all your requirements before you make your final choice.

Put a priority list for the features

Basically, your needs and desires are the first priority when you look for your apartment. You may not find an apartment that fits all your needs and requirements, but there is no harm in creating a list to help you.
It is not feasible to compromise your lifestyle in a hurry to rent an apartment. For example, many apartments are old and traditional buildings with no facilities of lifts. In case you are on the fifth floor and have aged people staying with you, it would be a strenuous task of climbing all those steps. So, it's advisable to know the apartment well before you choose it.
Other facilities to be taken note of include the number of rooms, bedrooms and bathrooms, proper ventilation, security arrangements, water supply, maintenance facilities, a good view etc. And don't forget to enquire on its pet-friendliness if you have a pet.
On listing out your priorities in the apartment, the next thing you have to do is to cross out the things you can live without. This way, in case you need to forgo something, at least it will be at the bottom of the list.

Make a personal tour

No matter how you find the place you are deciding to rent a personal tour is absolutely crucial, even if it is recommended by your best friend. Visit, visit and visit the apartment. This is because only you know what exactly will make you comfortable in your house, what difficulties you have faced in the place you lived earlier etc.
Go from room to room, preferably with your family and let each one state their opinions. This way you will not miss out on anything.
Inspect the property carefully. If there's any damage, you not only would want to ask that it be fixed, but wouldn't want to be blamed for it later. Make sure such problem areas are addressed in a lease, either by your agreeing to live with it, or the landlord agreeing to fix it by a certain date.
Check out common walls (walls shared with adjoining apartments). The more walls in common, the greater the chance of noise from next door. Also consider a common entrance in terms of how much privacy you may want.

Figure out market value of rent for the kind of place you are opting for

There are several ways you can obtain this information. If you are considering going through brokers they can provide you with fair market value rents in your choice area. Doing your own analysis also makes excellent sense.
The Internet is the most convenient and accessible way to locate the fair market value of rent for your apartment. There are several publications available that will provide a generic idea of rental rates in that area.

 

It is important to remember that fair market rents will vary depending on the location of the property. Different neighborhoods demand higher or lower rates. As they say in real estate, "location is everything".
The best way to check out whether you are getting the best value, go through advertisements of similar apartments in similar locations.
After you have done this, the next thing to do is to check if your rent can be accommodated in the budget and still leave room for other expenses - saving, entertainment, leisure and if need be the flexibility to pay for an EMI as well

Legal issues - Reading the Clauses of the Contract with Extreme care

And now, for one of the most important things. Before you settle down with your decision to rent the apartment, you need to look carefully at the contract and at the clauses stipulated in it.
Renters sometimes sign blindly and never get to know what they signed for. Because of this, disputes arise and sometimes they do not even know that they have foregone their right to protest once the contract is signed! So you need to pay careful attention to the requirements, read everything carefully and only then, put your signature on the piece of paper.

We are bachelors not Criminals...

Yesterday I met to a person he works with a reputed IT company Infosys.He asked me that he need a 1 bhk flat for rent. I asked him that will he stay with his family or with friend. He replied that with his friend. I told him that he would have very less option for flat may be you will not get a flat in society or good apartment you can get a flat either in a building which comes under a builder or society is still not formed. He put some option in front of me.
 He told me that he need flat for rent in the following project(society) Sukasa,madhupuspa,Mountvert Tropez,Windward,Aishwayam Green etc. I told him you need to marry and then you can stay with your wife or you need to ask to your parents to stay with you none of these societies(Project) allow bachelors to stay. He said “We are bachelors not criminals”.I told him that I can understand your pain because I am also an bachelor.
I found that almost 70% to 80%  societies does not allow bachelors in the society in Wakad or nearby area. Because of this it has become difficult to find a flat on rent for bachelors. Even there are many projects which does not form society still they don’t allow bachelors.
Somewhere I feel that bachelors are responsible for the action of society takes against bachelors.

Review of Property Market of Pune in 2012

 Pune real estate market performed exceedingly well in 2012. Property prices appreciated between 10-12%% in most areas, which is more than most other cities displayed this year.

There were some setbacks. One of these was the issue of VAT (Value Added Tax), which the Government made mandatory for all properties bought between June 2006 and March 2010. Over 1.5 lakh flat owners in the city were affected, and there was a visible cooling of relations between them and the builders. Another dampener was the fact that the RBI did not reduce home loan rates - a move which was expected and much required.

On the up side, the Government of Maharashtra removed the NOC system. This system required residential buyers to obtain a no-objection certificate from the project`s developer before registering a sale deed was possible. This was a very unpopular but long-standing system which involved the payment of Rs. 25000 or upward, depending on where the project was located. This cost was usually shared by the buyer and the seller, and the removal of this system has direct cost-saving implications which the market welcomed whole-heartedly.

Another positive factor was the Government`s formal notification to the fact that 28 more villages would be included under the Pune Municipal limits. While such locations are under Gram Panchayat jurisdiction, they tend to be at a disadvantage in terms of reliable water supply, electricity and public transport. The lack of full-fledged support from the Municipal Corporation for these facilities compromised the healthy growth of the real estate market in these areas. The property market in these areas is now going to improve, and there was a definite increase in interest in these areas when this Government notification was issued.

As already mentioned, there were ups and downs in 2012 - but throughout, Pune`s property market proved to be very resilient. Even as sales in neighbouring Mumbai plummeted, those in Pune continued to be healthy. During the festive season, no other city in Maharashtra showed as many new residential sales that Pune did.

The demand from the NRI community was considerable in 2012. This could be gauged by the number of inquiries that came from Indians living abroad which were followed up by local relatives or representatives. During the festive period, many NRIs visited Pune personally to close the deals.

These were all positive factors, but what really pulled Pune`s property sector through was the growing number of investors on the market. In 2012, our analysis of the market showed that only about 40% of all apartments in Pune are currently being bought and used by actual end users - flat owners who are personally using their properties for occupation.

35-40% of the remaining flats are held by investors for renting out to the growing transient working population in and around the city`s IT hubs. The remaining 15-20% of the flats are standing empty. These are either bought by NRIs who intend to move back to Pune in the near future, or are being held by speculators looking for a profitable resale.
